Elon Musk’s artificial intelligence company is offering to purchase homes in a Mississippi neighborhood near its expanding data center operations, but the offers come with a significant condition: homeowners must agree to give up legal claims connected to a lawsuit over noise from a nearby power plant. The buyout effort in Southaven has created a difficult choice for residents who say the company’s industrial operations have disrupted their daily lives.

The offers are being made through MZX Tech, a subsidiary of SpaceXAI, formerly known as xAI. The company operates a gas-powered electricity facility supporting AI data centers in the greater Memphis area. Letters delivered to homeowners offer to purchase their properties in exchange for releasing claims related to a proposed class-action lawsuit. Some residents have agreed to sell, while others remain reluctant to leave their homes or surrender their ability to pursue legal action.

The lawsuit, filed by Southaven residents in June, alleges that noise and vibrations from the facility’s gas turbines have interfered with sleep, reduced residents’ enjoyment of their properties, and caused other disruptions. The plaintiffs are seeking financial compensation and measures to reduce the noise. SpaceXAI disputes the allegations and says it has invested in noise-reduction measures, including sound barriers and changes to turbine operations. Local officials have said noise monitoring has not established violations of the city’s ordinance.

The buyout effort could have consequences beyond the homeowners receiving offers. According to an October 28 report, a real estate representative told one resident that the company was seeking to acquire as many as 418 homes in the area, although SpaceXAI has not confirmed that figure. Property records show that several homes have already been purchased. Renters are also affected, with some facing relocation after their landlords agreed to sell. Southaven Mayor Darren Musselwhite has defended the expansion’s economic benefits, including jobs and additional tax revenue, and has said some purchased homes could be used to house company employees.

The dispute illustrates the growing tension between the demand for artificial intelligence infrastructure and the communities living alongside it. For some homeowners, a buyout offers an opportunity to move away from noise they consider unbearable. For others, the requirement to waive legal claims raises concerns about whether selling means surrendering the ability to seek compensation. As SpaceXAI continues expanding in Mississippi, residents and local officials face questions about how to balance economic development with the interests of established neighborhoods.
